JAMMU, Feb 5: Bahu Plaza Occupants’ Association highlighted their problems and demands in a press conference held here today.
Addressing the media persons, Anil Gupta, president, Bahu Plaza Occupants’ Association, said that various occupants have received notice from JDA for depositing GST along with the rent of the allotted shops, however, shop on rent does not have their title in JDA and the cases of transfers are still pending for some issue or other. “Moreover, Rent should be inclusive and not exclusive of GST. Further invoices of GST should be raised first and not after depositing the rent,” he added.
Gupta said rent collected from allottees was to be utilized for maintenance of the Bahu Plaza commercial complex but it is being used for other purposes and as such cleanliness and other services are not up to the mark. He further said that there is 20% proposed increase in the rent after every 3 years, which should be 10% only.
The Association president further alleged that parking at Bahu Plaza is being used as commercial although it was for occupants and the visiting customers. He said after 9:30 AM, the parking is occupied by employees of various offices housed in adjoining buildings, which does not have their own parking. Gupta further said that parking charges should not be above Rs 10 as Bahu Plaza is not a parking lot but a business activity hub. He said parking charges above Rs 10 would hamper business activity in the complex.
“Sanitation has been an issue since the inception of Bahu Plaza and it further got deteriorated with passage of time. Condition of bathrooms and toilets is very pathetic with no window panes and doors,” Gupta alleged. He further stressed on extension of the complex as proposed in initial map of Bahu Plaza according to which 4 more block will be made.
Gupta told media persons that on the call of the VC JDA, he met with him and discussed all problems and demands of the Association. He said during the meeting, the VC JDA proposed that parking will be charged @ Rs 10 per hour and Rs 10 per hour subsequently. He said the VC has assured that sanitation will be taken care of and rent would be increase @ 15 % after every 3 years and excess rent charged earlier would be refunded back.
