
*Gear up for Gen Body meet on July 5

JAMMU, July 3: Ahead of the AGM on July 5, the residents/members of Sainik Co-operative Housing Building Society (SCHBS) Ltd, Jammu have expressed serious concern over some anti-residents’ decisions taken by the previous elected bodies and strongly opposed the transfer of Sainik Colony plots and shops to the civilians.

Addressing a press conference here today, members of the Society including Brig (Retd), P S Charak, Col (Retd) Sushil Choudhary disclosed that during the Annual General Body Meeting (AGM) of the Sainik Cooperative Housing Building Society, the members intend to have detailed discussion on the 59 agenda items. During meeting most of the items can be adopted/ passed by simple majority but the amendment of Bye- Laws can be done by the two-third majority of the members.
Brig Charak further said that at the time of registration, the membership and the allotment within SCHBS were strictly limited to defence personnel. But in the subsequent years, amendments to the Bye-laws permitted transfer of plots/ shops in the Colony to the legal heirs as well as the civilians, broadening the membership base.
The present management, he said, now proposes to delete the provisions allowing the transfer of plots/ shops to nominees/civilians, if approved by the AGM to be held on July 5, 2015. He pointed out that such a change will significantly reduce the valuation of properties in the Society; adversely impact the Society’s over all income streams and lead to potential communications in the transfer of plots / shops after the demise of a member, who has more than one legal heir, thereby, increasing the risk of family litigation within the Colony.
The members during joint press conference also strongly objected to imposition of maintenance charges at the rate of Re 1 per sq ft which amounts to Rs 3000 per annum for a 10 marla plot and Rs 6000 per annuam for one kanal plot. They said when the development/ upkeep of the roads/ lanes and drains is being done by the JMC/PWD then for what Management Committee intends to impose these charges. They disclosed that the agenda points also include- discussion on grant of honorarium to the Managing Committee, de-registration of violators, closing of unauthorized playway schools and others.
