Sir,
Ref to the article “Flat culture crops up in Jammu” published in the Sunday Magazine of Daily Excelsior, it is worth reading but I have some disagreements regarding the content of the article. Every city at its initial stage was built keeping in view the needs and demands of the people living at that given point of time, and as a civilization flourishes, the ambitions grows simultaneously. It is true that Jammu is known as the City of Temples built by the Dogra dynasty, but with time this constant status quo is just next to impossible. The change in demographics takes its toll and we should feel proud of what is still preserved at present.
With rapid urbanization, the whole world is becoming a global village and we cannot expect Jammu to remain the same as what it was a decade, or a century ago. Society culture in Jammu is in its early stage and it is a very premature phase to perceive its phenomenal advantages, as compared to big cities in the country.
I would rather say that people have shown a great deal of interest in investing their hard earned money in buying flats owing to their numerous benefits. Firstly, working couple with small kids or retirees prefer to live in a guarded and gated community where they feel relatively more secure and safer. People of different ages, abilities and backgrounds living together has its own comforts. In a good, maintained society you get all the basic amenities within reach and to name a few, are services like those of a plumber, electrician, gardener, security which is available round the clock. Every structure is planned and perfect, and consequently there are no problems related to garbage management, open drainage, sewerage, electric wires/ cables and parking slots like in the city or in a colony.
A good deal can be achieved only by honest deeds and thus all buyers should verify the details before they make a move. The location and quality of construction are the two key factors to value your money and after taking over, it’s on the flat owner’s shoulders to make it all a success by registering it first, and also paying the maintenance in the stipulated time frame to avoid any financial crises-which may lead to a trust deficit among the inhabitants. It is the duty of the urban development ministry to make a conducive environment and ensure hassle-free services to the developers-so more living space having state of art facilities can be created within municipal area of the Jammu city.
