The accused, identified as Arjun Kumar of Kothey Hoshiaru, Bishnah, was booked following a complaint by a resident of Chak Murar area in the Bishnah town.
Officials said the victim alleged in her complaint that she and her husband were duped on the pretext of purchasing agricultural land. Quoting the complainant, they said the accused had claimed ownership of a land measuring 2 Kanals under Khasra number 955 at Village Palli in Bari Brahamana area of Samba district and presented himself as a property dealer.
They said the complainant’s husband had inspected the land after which the accused assured them of completing all formalities.
Believing his claims, the complainant entered into an agreement with the accused to purchase the land for Rs 6 lakh, officials said, adding that accordingly an amount of Rs 3.35 lakh was initially paid in cash, followed by further payments through UPI on different dates, taking the total amount to Rs 5.62 lakh.
However, despite receiving the money, they said, the accused neither handed over possession of the land nor executed the sale deed.
Officials added that it later came to fore that the same land had already been sold to another person. They said that verification from the office of Tehsildar Bari Brahmana also revealed that the land was not registered in the name of the accused.
Officials said after the complainant alleged that the accused refused to return her money and stopped responding to her phone calls, a preliminary verification was conducted by the Crime Branch, which concluded that the accused had allegedly deceived the complainant with fraudulent intent from the beginning.
Accordingly, a case under Section 420 IPC has been registered at Police Station Special Crime Wing, Crime Branch Jammu, officials said, adding that further investigation in the case has been entrusted to Inspector Deepak Bharti.
